The Project Controller ( construction) will play a key role in managing and overseeing budgets and financial control processes related to real estate development projects. This role involves close collaboration with project teams, operational departments, and business development to ensure accurate and timely budgeting, cost control, and financial reporting.
Key Responsibilities:
- Project Collaboration & Status Reporting:
- Work closely with project teams to monitor the status of active construction projects, ensuring the project list remains up-to-date.
- Intercompany Work Statements:
- Prepare monthly intercompany work statements that align with the costs incurred, ensuring accurate reporting and compliance.
- Budget Review & Approval Process:
- Review proposed budgets for approval on a weekly basis and provide updates to the internal finance and operations teams.
- Centralize weekly budgets issued by the Operational Department and manage the internal approval process.
- Budget Presentation & Reporting:
- Present budget updates and financial overviews in weekly meetings for Group purposes, ensuring all relevant stakeholders are informed.
- Calculate return on budgets for new offers to assess project viability and potential profitability.
- Cost Analysis & Reporting:
- Prepare and present detailed cost analyses and financial reports on ongoing projects, providing insights to support effective decision-making.
- Create and update budgets in cooperation with the Business Development department, with a focus on ASTI and specific project vehicles (SPVs).
- Cost Control System Management:
- Oversee the cost control system to ensure accurate budget allocations within Microsoft Dynamics 2012.
- Manage the purchase order allocation system, verifying compliance with agreements and contracts throughout the approval process.
- User Training & Support:
- Conduct training sessions, workshops, and refresher programs for end-users on financial systems, ensuring they understand and adhere to relevant processes and tools.
- Inventory & Cost Verification:
- Maintain accurate records of materials stock, aligning with project requirements and usage.
- Verify real costs of ongoing and developing projects based on the latest design, contract, site, and risk information, and assess any additional client requirements.
